The project includes the refurbishment of 9,000 sqft of speculative office space, including a new reception and common parts.

Key to the success of the project is the refurbished reception area which has been designed to double as both a social or workspace making it an extension of the office spaces above. Making the reception a more atractive space to spend time both activates the street frontage and provides a useful asset for the offices above.

Referencing the local material palette of Covent Garden Market, a combination of racing green, brass, terrazzo and timber are proposed for the new spaces.

New duct work in racing green is carefully laid out against the exposed coffered concrete soffit with brass ‘top hat’ diffusers.
